Winterization:
This service is provided to protect the properties plumbing against freeze damage. Failure to properly winterize a property can be a costly mistake. U-Turn Properties understands this risk and contracts experienced field representatives to service your properties. Standard winterization includes:

• Capping the main supply line
• Draining & Air Drying all lines
• Adding environmentally safe propylene glycol to all traps and toilets
• Properly posting of winterization notifications to commodes, sinks and front door
• Verification of a working sump pump (we can replace if necessary)

Securing:
For liability reasons, it is important to limit the access to vacant property. To help protect you and/or you client, U-Turn contracts experienced field representatives to properly secure your property to minimize occurrences of forced entry by unauthorized individuals. This process includes:

• Re-Key/Replace the main entry door locks & install a secure lock box
• Secure all remaining doors, windows or entry points
• Boarding according to HUD standards (if necessary)
• Pool/Hot Tub securing (includes screening, pumping water and/or chemical treatments)

Trash Out/Cleaning Services:
With this request, U-Turn Properties will remove interior, exterior and/or hazardous debris at the property. Cleaning and/or heavy cleaning services are also available. These services include:

• Trashing out and disposing of all debris
• Full property cleaning (includes: bathrooms, toilets, fixtures, baseboards, cabinets, etc.)
• Heavy cleaning (includes: carpet, wood floor, ceramic tile & grout cleaning)
• Internal & External power washing

Lawn/Shrub & Snow Service:
Maintaining a neat and manicured lawn and landscape can attract more buyers, higher offers and helps remove the stigma and inherent risk of vacant property. U-Turn can provide the initial landscape clean-up, cut and all future cuttings according to HUD guidelines or as needed.

Prepare to Covey:
Maximizing the dollar in every property should be your goal. To do that, U-Turn offers a wide array of contractor services that can be used to meet required regulatory guidelines or to improve the property as to increase the value. Before work is started or completed, an estimate will be prepared for the work scope and presented to the client for approval.

Emergency Maintenance:
You can never prepare for mother-nature, freak incidences or issues with dilapidated property. U-Turn can perform necessary maintenance to the property's structure or grounds in an attempt to maintain the value of the property and to ensure all local ordinances are followed and met.
